Wholesale
Wholesaling is a strategy where an investor contracts a property at a discount and then sells that contract to another buyer for a profit, without ever owning the property. Example: An investor finds a $270,000 ARV home needing $40,000 in repairs, negotiates a purchase contract at $170,000, and assigns it to a cash buyer for $185,000, earning a $15,000 fee in less than a month.
Land Flipping

The goal is to reach motivated sellers before the property is publicly listed. Example: An investor mails 4,000 postcards to absentee owners in a specific ZIP code and gets 100 responses. One lead results in buying a $360,000 ARV home for $210,000, then selling the contract to another investor for $225,000, making a $15,000 profit.
Drive for Dollars
Drive for Dollars is a hands-on approach where investors physically drive through neighborhoods to spot vacant or distressed properties and then contact the owners directly. Example: An investor drives three hours a week, identifies a boarded-up home worth $310,000 after repairs, contacts the owner, and contracts the property for $185,000. The investor then wholesales it to another buyer for $200,000, earning $15,000.


Subject to
A “Subject To” deal is when an investor takes over payments on a seller’s existing mortgage while the loan stays in the seller’s name, allowing the investor to acquire the property without new financing. Example: An investor agrees to take over a $340,000 mortgage at a low 3.1% interest rate, paying the seller $5,000 to move and $8,000 to bring the loan current. The investor then rents the home out for more than the monthly payment, generating positive cash flow.
